Why I'm reaching out

I send postcards to specific landowners when a property appears to match what I'm looking for. Some owners are ready to sell now. Others are just curious what their property might be worth. Either is fine.

There's no obligation, no listing agreement, and no pressure. If the numbers work for both of us, we can move forward. If not, no hard feelings.

I'm comfortable working through practical land issues like county rules, septic, driveways, clearing, grading, and site planning.

Common areas: Jackson, Hall, Barrow, Banks, Habersham, and nearby Northeast Georgia counties.

Common questions

Do I have to sell if I contact you?

No. Reaching out does not obligate you to anything. I'm happy to look at the property and tell you whether it's a fit.

Do I need a real estate agent?

No. If we agree on terms, we can work directly and close through a local attorney. If you already have an agent or want one involved, that's fine too.

What if the property has problems?

That's okay. I'm used to looking at land with access questions, septic questions, cleanup needs, old structures, or unusual county requirements.

How fast can you close?

It depends on the property, title, and due diligence needed. Some properties are simple. Others take more review. I'll be clear about timing before anything is signed.

Will you pay market value?

I'll make a fair offer based on the property's condition, location, site-development costs, and comparable land sales. It may or may not be the right number for you, and that's okay.

I'm looking for land in your area and your property appeared to potentially fit what I'm looking for. If you're not interested, just text "remove" and I won't contact you again.

What should I send when I text?

The property address is enough. A photo of the postcard also works. If there's anything unusual about the land — access, family ownership, cleanup, title questions, or timing — include that too.
